Scheduling delays and continuous repairs to a 20-mil plastic vapor barrier at a major new logistics complex in New Jersey prompted the project team to change course, engaging Edgeboro, one of the region’s most experienced vapor barrier installation specialists. A long-vacant San Francisco Bay Area brownfield was once the site of a former chemical plant that produced chlorofluorocarbons, fuel additive anti-knock compounds, and titanium dioxide from 1956 to 1997. With onsite rail service and more than three million households within 50 miles, the property was considered a prime location for a new 2.2 million square foot logistics development. However, the site’s prior industrial history left residual volatile organic compounds (VOCs) in the subsurface and posed a potential vapor intrusion risk. Following a cost-benefit analysis and thorough evaluation of contaminant vapor barrier systems available, TerraShield® Metalized Nitrile Contaminant Vapor Barrier was selected for the new logistics building.

Featured Publication: Indoor air background levels of VOCs and air-phase petroleum hydrocarbons in office buildings and schools

Richard Rago, Senior Associate at Haley & Aldrich, is the lead author of a new article in Groundwater Monitoring & Remediation. U.S. Environmental Protection Agency (EPA) and the Massachusetts Department of Environmental Protection provided input on the anonymous study’s design, which included the collection of 25 school building samples and 61 office building samples. The study identified some volatile organic compounds (VOCs) ubiquitously in indoor air background, and some at concentrations which exceeded risk-based regulatory screening levels.

A growing manufacturer looking to expand its operations purchased a vacant industrial facility in Lansing, Michigan, where chlorinated solvents were used and spilled into the subsurface. Featured Case Study: Cross-Team Collaboration Moves New Public Library and Town Hall Complex Forward

A growing community near Charlotte, North Carolina was seeking a site to construct a new town hall and public library complex. SUMMIT Engineering, Laboratory & Testing, P.C. (SUMMIT) conducted an environmental assessment at the property in April 2020, confirming that petroleum hydrocarbon (PHC) contamination was present. SUMMIT recommended installing a vapor intrusion mitigation system (VIMS) to the property development team, knowing it would be the most effective approach to address PHC contaminant vapors. Introducing a New Advanced Nitrile Composite Vapor Barrier System

Nitra-Seal is an update/improvement on current vapor barrier systems. Originally, passive vapor barrier systems were waterproofing systems adapted for use as contaminant vapor barriers. An acknowledged weakness in these systems is in the penetration and perimeter termination locations, where spray-applied core material composed of Styrene-Butadiene (SBR)- modified asphalt is used. While excellent at repelling water, aggressive chemicals such as petroleum solvents and chlorinated volatile organic compounds (VOCs), will permeate into the SBR-modified asphalt at a relatively high rate particularly in sensitive areas of the building construction such as barrier seams, slab penetrations and perimeters. Nitra-Seal offers a substantial upgrade as it employs a more chemically resistant nitrile latex instead of the more susceptible SBR material. Nitrile is recognized throughout the environmental engineering industry as being more chemically resistant than rubber or SBR and is often used in personal protective equipment when working on hazardous waste sites (e.g. nitrile gloves).

A growing community near Charlotte, North Carolina was seeking a site to construct a new town hall and public library complex. The city planners had identified a land parcel that would meet the spatial requirements for the new complex, but the site was a former gasoline service station which operated on a portion of the land for nearly two decades. As part of the City’s due diligence, a Phase I Environmental Site Assessment (ESA) was completed and revealed the underground storage tank (UST) system was decommissioned in 1991 with the tanks abandoned in place. However, no records existed which documented environmental conditions at the time of UST removal. Consequently, the USTs were listed as a recognized environmental concern (REC) in the Phase I ESA. In early 2020, a geotechnical investigation identified soil with odors and elevated photoionization detector (PID) readings, a further indication of petroleum hydrocarbon (PHC) contamination in the subsurface.

A large automotive and supply company planned to build its new corporate headquarters on a 4.5-acre brownfield site recently acquired in Southfield, MI. Soil and groundwater sampling on the property revealed the presence of trichloroethylene (TCE) and polynuclear aromatic hydrocarbons (PAHs). TCE was also identified in soil gas beneath the site. Within the footprint of the planned building itself, contaminant concentrations were found to be in excess of applicable indoor air quality screening levels. The developer utilized brownfield funding from the local authority to conduct the necessary environmental remediation measures.

Featured Project Snapshot: Leading Hotel Chain Moves Forward With Brownfield Site Construction Following Installation of Vapor Barrier System

Installation of Vapor Barrier System
The project site is a modern, climate-controlled self-storage facility that includes all-in-one moving, packing, and storage services for its customers. The building was developed on a former industrial brownfield at the site of a former factory. As part of Maryland’s Voluntary Cleanup Program, the environmental consultant completed a Phase II investigation, finding elevated chlorinated solvent contaminants in the soil gas. The Maryland Department of Environment required the installation of a vapor mitigation system over a portion of the building. However, in working with the consultant, it was ultimately determined that a vapor barrier spanning the entire building footprint would be necessary to protect the future building tenants fully. Based on chlorinated solvent concentrations, TerraShield® was specified to provide the highest level of chemical resistance and long-term barrier performance available on the market. The project required active venting and a site-specific design, leveraging Land Science’s vapor barrier design expertise. Additionally, the TerraShield vapor mitigation system included an extended material warranty to provide the project stakeholders added assurance that building occupants would be protected long into the future.

Former Landfill Site Redeveloped Using TerraShield

A brownfield redevelopment project included construction of a new hotel near Tuscaloosa’s Riverfront. The project increases room capacity for the city, allowing it to draw in more tourism from sporting and business events. The project site was once a former landfill resulting in a mix of soil gas vapors containing chlorinated solvents, petroleum hydrocarbons and methane. In order to prevent vapor intrusion into the new building, the certified applicators installed over 18,000 square feet of TerraShield, in conjunction with an active venting system. Based on the range of contaminants and various concentrations exceeding regulatory screening levels, the TerraShield vapor barrier offered the highest level of protection against VI, as well as long term assurance that occupants would be protected should the active system ever shut off. Coupling the TerraShield barrier with active venting enabled this brownfield property to be converted into productive use for the city.

Nitra-Seal Applied as Preemptive Vapor Mitigation Solution for National Restaurant Chain 

This project development site is a newly opened quick-service restaurant in Conyers, Georgia. Offsite chemical spills from historical operations had resulted in low-level volatile organic compounds (VOCs) released to the subsurface, creating a potential for vapors to intrude into new buildings constructed in the affected area. Recognizing the risk and placing emphasis on future workers’ safety, the forward-thinking client decided that a preemptive measure be instituted, requiring the installation of a vapor mitigation system as part of the construction specification.

 

Introducing a New Advanced Nitrile Composite Barrier System

Nitra-Seal is an update/improvement on current vapor barrier systems. Originally, passive vapor barrier systems were waterproofing systems adapted for use as contaminant vapor barriers. An acknowledged weakness in these systems is in the penetration and perimeter termination locations, where spray-applied core material composed of Styrene-Butadiene (SBR)- modified asphalt is used. While excellent at repelling water, aggressive chemicals such as petroleum solvents and chlorinated volatile organic compounds (VOCs), will permeate into the SBR-modified asphalt at a relatively high rate particularly in sensitive areas of the building construction. Nitra-Seal offers a substantial upgrade as it employs a more chemically resistant nitrile latex instead of the more susceptible SBR material. Nitrile is recognized throughout the environmental engineering industry as being more chemically resistant than rubber or SBR and is often used in personal protective equipment when working on hazardous waste sites (e.g. nitrile gloves).

A growing manufacturer looking to expand its operations purchased a vacant industrial facility in Lansing, Michigan, where chlorinated solvents were used and spilled into the subsurface. The environmental consultant was asked to address the suspected vapor intrusion concerns resulting from the former industrial operations. In working with the Michigan Department of Environment, Great Lakes & Energy (EGLE), the consultant proposed utilizing the Retro-Coat® Vapor Intrusion Coating System, in combination with passive venting, to ensure safe indoor air for the future workers.

A new indoor sports training facility in Michigan includes two open-field playing areas, encompassing approximately 20,000 square feet. The facility was constructed near a former landfill, and a combination of soil gases act as potential vapor intrusion sources, including methane, petroleum hydrocarbons, and chlorinated solvents. The building’s foundation consists of caissons with grade beams in the areas spanning the waste material and trench footings along the edges.
