Featured Case Study: TerraShield Mitigates Vapor Intrusion on Former Industrial Site

A former industrial site located in Southern California was targeted for redevelopment and chosen to be developed into a federally funded public site. Historical operations left the original property contaminated with petroleum hydrocarbons and volatile organic compounds (VOCs). In addition to the presence of these contaminants, new buildings constructed in the area are required to feature a vapor intrusion mitigation system due to the presence of methane gas in the soil, which may eventually enter unprotected buildings on the surface. Because of these factors and the completed site’s intended purpose for public use, an effective vapor mitigation system was necessary.

Featured Case Study: Cross-Team Collaboration Moves New Public Library and Town Hall Complex Forward

A growing community near Charlotte, North Carolina was seeking a site to construct a new town hall and public library complex. In coordination with Clean Vapor, LLCSUMMIT Engineering, Laboratory & Testing, P.C. (SUMMIT) conducted an environmental assessment at the property in April 2020, confirming that petroleum hydrocarbon (PHC) contamination was present. SUMMIT recommended installing a vapor intrusion mitigation system (VIMS) to the property development team, knowing it would be the most effective approach to address PHC contaminant vapors. In considering their options, Nitra-Seal, a state-of-the-art VIMS offering proven chemical resistance and vapor intrusion protection, was selected by the development team.

Project Snapshot: New Jersey Warehouse Protected from Former Industrial Contaminants

The building occupies a former industrial property in northern New Jersey, which has been developed into a large, nearly four-acre warehouse. Various contaminants, including chlorinated solvents and petroleum hydrocarbons, were historically used on-site, resulting in the presence of soil gas vapors and the potential for vapor intrusion. Nitra-Seal: Incorporates a nitrile-modified spray-applied core and dual polyethylene sheets

Nitra-Seal employs a chemically resistant nitrile latex. Nitrile is recognized throughout the environmental engineering industry as being chemically resistant and is often used in personal protective equipment when working on hazardous waste sites (e.g. nitrile gloves). Hotel Chain Moves Forward With Brownfield Site Construction

The project site is a modern, climate-controlled self-storage facility that includes all-in-one moving, packing, and storage services for its customers. The building was developed on a former industrial brownfield at the site of a former factory. As part of Maryland’s Voluntary Cleanup Program, the environmental consultant completed a Phase II investigation, finding elevated chlorinated solvent contaminants in the soil gas. The Maryland Department of Environment required the installation of a vapor mitigation system over a portion of the building. However, in working with the consultant, it was ultimately determined that a vapor barrier spanning the entire building footprint would be necessary to protect the future building tenants fully.
