In Northern California, a new 650,000 square-foot industrial warehouse development is poised to bolster regional economic growth and streamline logistics for an e-commerce company. Given potential vapor intrusion risks from historic industrial activities, the project required a robust vapor barrier solution. The former Plumley Tire site in Morristown, Tennessee, once impacted by historic manufacturing operations, is currently undergoing significant redevelopment. This initiative is funded by Tennessee’s BRAG grant, representing a crucial element of Governor Bill Lee’s campaign to revitalize brownfield locations throughout the state. The site was impacted by petroleum hydrocarbon and chlorinated solvent contaminants due to historic rubber manufacturing operations dating back to the 1960’s. As the first site awarded a BRAG grant for remediation in the state of Tennessee, the application of Retro-Coat at the Plumley Tire site has met the stringent requirements for indoor air quality protection, protecting future building workers and occupants.

TerraShield Protects Critical Aircraft Maintenance Facility at Naval Station Norfolk

The U.S. Navy planned the construction of a new Corrosion Control and Paint Facility (Building P-1035) at Naval Station Norfolk in Virginia. The facility, strategically located in the heart of the naval base, provides critical maintenance capabilities for MH-60R/MH-60S and V-22 aircraft. The single-story hangar includes three specialized bays—a plastic media blasting bay, a painting bay, and a wash rack bay—supported by mission-essential spaces. Due to potential vapor intrusion concerns associated with historic Navy maintenance activities and known contaminants in the area, the project team proactively selected Land Science’s TerraShield® Metallized Contaminant Vapor Barrier.

A Marine Corps base in the Southeast planned the construction of a new Battalion Headquarters facility. Given the historical presence of environmental contamination at various locations across the base, proactive measures were required to mitigate potential vapor intrusion risks from volatile organic compounds (VOCs) and petroleum hydrocarbons (PHCs). Ensuring the health and safety of Marines and support personnel was paramount. The project team selected the Nitra-Seal® vapor mitigation system to effectively address these vapor intrusion concerns. Ryan Miller is the Director of the Land Science® division of REGENESIS, Inc., and is based in northern New Jersey. Ryan’s role includes providing technical support in the design and installation of TerraShield, Nitra-Seal, MonoShield and Retro-Coat vapor mitigation systems, and educating the environmental community on the advancements in vapor intrusion barrier technology, implementation, and quality control by making presentations to environmental firms, regulatory agencies, and developers. Ryan has extensive experience in the environmental consulting industry, formerly working as a New Jersey Licensed Site Remediation Professional (LSRP) focusing on brownfield redevelopment projects and specializing in vapor intrusion mitigation. Ryan earned a MBA from Montclair State University and a Bachelor of Science degree in Environmental Studies from Siena College.

Hieu Nguyen is the Principal Engineer of the Land Science division of REGENESIS, Inc. In his role, Hieu oversees product implementation at construction sites and provides technical support to regional and district managers as well as Land Science clients. Hieu offers over fifteen years of experience supporting vapor intrusion mitigation system designs, specifications and installations across United States, Canada and Australia. He is also an active member of the ITRC Petroleum Vapor Intrusion task group, AICHE and ASTM D04 Asphalt Emulsions Tests and Specifications. Prior to joining Land Science, Hieu worked as a product manager and technical engineer for a leading spray-applied asphalt latex gas barrier manufacturer. Hieu earned a Bachelor of Science degree in Chemical Engineering from University of Idaho in Moscow, Idaho. Hieu enjoys swimming, hiking, and doing his own research in his spare time.
